I Help My Buyers Differently

Many buyers are frustrated right now as they write offer after offer without winning a bid. It is a tough sellers market right now, which requires a different approach to buying a home. I believe in working fast and placing emphasis into building a relationship with the seller and their agent. Some Realtors claim to be “better” than one another, whereas my claim is that I am “different”. Here is my approach to giving my buyers the edge needed to win the bid and move forward with the least amount of hassle possible.

 

  • My Offers Appeal To The Listing Agent: Why email a generic offer to the listing agent like every other Realtor when we can simplify the process for the listing agent instead? By tailoring the offer to be as simple as possible for their agent we streamline the process for all involved. Every offer I submit comes with a personal letter explaining the reasons my clients would purchase and take care of the home, including an image of my clients and I in the home, a copy of the earnest money check, lender pre-approval letter and a pre-scheduled time within 72 hours for a home inspection. I can tell you as a Realtor that no one has ever approached me with an offer to buy that is wrapped up so neatly like this. If they did, I may consider it as more valuable for me and my client.

 

  • My Offers Appeal To The Seller: I call every listing agent and find out what the seller is looking for in an offer. For example, since every seller is also a buyer I write offers that alleviate the pressure placed on the seller who may also be having difficulty buying a home. In this case I would offer to rent the sellers home back to them upon closing at a rate equal to or less than their current mortgage rate. This takes the pressure off and allows us the opportunity to place a bid that often wins, even when it is not at full asking price!

 

  • I Work Fast: Every new listing that hits the market and falls within the parameters that you are searching for will be sent to you and I instantly. I make every attempt to preview and make an offer on new homes the same day they hit the market. Other Realtors often laugh at me because I have been known to sit in my car writing up contracts electronically 15 minutes after previewing a home with my clients. I am sorry to break it to you, but Realtors like myself are the ones “snatching” up homes in the same day they hit the market!

 

  • My Offers Will Always Beat Others To a Point: Every offer written includes an escalation clause. Essentially this will raise your bid by certain amounts above any other bids up to a point upon which your bid will go no higher. This ensures that the price you pay for the home will always be the least amount necessary to buy a home.

 

  • Daily Communication: Homebuying can be a stressful endeavor. I believe that daily communication between my clients and I helps alleviate stress. I will always make clear my attempts in helping you buy a home.
